Open Day Sat 21/09/19 11:00 - 13:00 - Chain free / Proceedable buyers only

Built in the 1930s these homes are easily adaptable to cater for modern needs with the present owners having completely changed the layout by creating a very large, split-level living space in only 2016. The front section encompasses the entire original footprint of the ground floor, making it a large living space complete with log fire, newly fitted wooden flooring, fitted cupboards, shower room and w.c.

The rear of the house has had the addition of a 6 meter extension which has become a large open plan kitchen/diner complete with full width bi-fold doors onto a raised decked area to allow you to really make the most of bringing the outside in. The raised deck and garden is a real sun spot, allowing you to make the most of the summer evenings, whether that be on the decking or inside with the bi-fold doors open.

After entering the living space from the hall, the entire ground floor is open plan. Only divided by a drop in height from one room to the other by way of a staircase. This unique layout gives the sense of space, light and openness while also feeling like two completely separate rooms.

The garden is all weather having had artificial grass laid. It comes complete with a Swedish log cabin complete with heating and electric, currently used as a gym but perfectly suited to being an outside office or studio space.

To the upstairs of the property the layout returns to a more traditional style with two double bedrooms, one single sized room and family bathroom. Through use of a fixed loft ladder the loft space has been turned into a loft room and could potentially be turned into another double bedroom under permitted development. The current owners have had architect drawings for a dormer loft conversion which they are willing to pass on upon request.

In the surrounding area is Shrewsbury House, a local community hub offering a range of activities and crafts. The area lends itself well to someone seeking a quiet retreat within a commutable distance to London, with many recreational activities to hand including the
Shooters Hill golf and tennis clubs, Oxleas Woods and Foxcroft and Shrewsbury Parks. There is also a good selection of schools with Christ Church (one of the borough's more sought after primary schools) nearby and the option of grammar schools in neighbouring Bexley borough due to its close proximity.

There is a wide range of commuter links into town with the future prospect of Crossrail in the Royal Arsenal, a short bus ride away. A Chariot bus provides a luxurious commute directly to North Greenwich.
Additionally there are the options of the DLR and frequent overground trains from Woolwich Arsenal Station with the addition of Thameslink, the Thames Clipper is available from a nearby pier within the Woolwich Arsenal. Woolwich also is nearby to a major road network including the South Circular (for the Woolwich Ferry), A20, A2 and A102 Blackwall Tunnel approach.

For families there is a range of schooling with Christ Church, an outstanding primary nearby, The Greenwich Free School and many state and private options in the nearby area. For secondary schools, this unique area benefits from an overlap into Bexley Borough with the option to apply for grammar schools if Greenwich is not your preferred choice.

The immediate area is home to some of London's largest open green spaces and recreational activities. Oxleas Wood, home to the Oxleas Meadows cafe and the recently refurbished Severndroog Castle is nearby whereas at the top of the hill is the Shooters Hill Lawn Tennis Club and Shooters Hill Golf Club. Eaglesfield Park Recreation Ground is also within the vicinity among many other commons ideal for dog walking or a family outing.

With generous family housing in short supply and high demand, we strongly recommend enquiring at your earliest convenience. For any queries or to arrange a viewing pl
